Assembly Member Zbur of Los Angeles has sponsored AB 1740 which, among other things, would exempt outdoor dining CDPs in urban, non-ecologically sensitive areas from Coastal review. For more info on AB 1740 download the fact sheet from this website.
The Brig’s CDP (Coastal Development Permit) application for Permanent Alfresco Dining will likely be reviewed by Coastal (California Coastal Commission). We expect Coastal to oppose our CDP due to the reduction in parking. Our best hope is swift passage of AB 1740!
Update and Info: The LA City Planning Hearing on 3/16/26 went very well. Thanks to the 28 of you who attended the hearing by zoom to support The Brig CDP, outnumbering the 11 opponents/neutrals. Your 100+ support emails to the hearing file were also decisive. Now we await the Planning Hearing Officer’s decision, which will be issued by the end of May. We expect that they will approve our CDP (Yay!) but also expect it will be appealed to Coastal (Boo!).
More on Parking: Coastal’ s insistence on parking does not make sense at The Brig. The parking study that we submitted included rigorous surveys that demonstrated that the vast majority of The Brig’s visitots arrive late at night when plenty of public and street parking is available. AKBlvd parking is tight during daytime shopping and office hours. The Brig doesn’t even open until 4 PM on weekdays and does not get busy until much later. The study also showed that a significant number of Brig visitors use ride share. We have offered the following: designate a ride share space in front at the curb, maintain 20 bike spaces onsite, and transit, bike and ride share subsidies for employees.
More on Environment: By eliminating parking we have created a park-like environment. We ripped out all the black asphalt and planted drought-tolerant landscaping including three 17’ tall centerpiece trees, ten mature Jasmine vines and 21 Coral plants. We have reduced the urban heat load in a water-wise manner.
